The part of Wynn Al Marjan Island I’m most interested in is the combination of a beachfront resort and Punchdrunk’s planned immersive theatre. That gives me a reason to follow it beyond the casino headline. It is still a future trip: the target is September 2027, and I would not plan a stay around an assumed rate or an old opening forecast.
What Is Wynn Al Marjan Island?
Wynn Al Marjan Island is being developed with Marjan and RAK Hospitality Holding in Ras Al Khaimah. Wynn’s second-quarter 2026 results identify its stake as 40%. I would keep that ownership detail separate from the guest questions: when it opens, what can be booked and what the actual terms include.
The GCGRA licensee register identifies Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, in its land-based gaming category. A licence is a regulatory milestone, not evidence that the resort is already receiving guests. I would use the current register rather than infer another project’s approval from an old proposal or news report.
When Is Wynn Al Marjan Island Opening?
The official project site says September 2027 is the opening target, consistent with Wynn’s second-quarter 2026 investor release. That replaces older Spring 2027 wording. I would treat it as the operator’s current schedule, not a guarantee that construction, every facility or my preferred booking date cannot change.
Construction itself never stopped through the delay. The tower structurally topped out on 15 December 2025, and by mid-2026 fit-out was under way across all 1,530 rooms.
Construction Progress: How Far Along Is It?
The resort tower structurally topped out at 283 metres across 70 floors in December 2025; once its signature spire is finished, the completed tower will reach 352 metres, making it Ras Al Khaimah’s tallest building. More than 22,000 workers were on site as of Wynn’s Q1 2026 report. Mid-2026 progress figures from Wynn’s own updates include:

- 100% of the guest accommodation structure completed, with room interior fit-out under way

The project is financed through a $2.4 billion construction facility secured in February 2025 plus equity contributions; Wynn’s cash contribution to the joint venture had reached $1.06 billion life-to-date as of Q2 2026.
Rooms, Suites & The Enclave
Wynn’s current public overview describes 1,530 rooms and suites. Its accommodation announcements also describe Resort Tower and Enclave options, including Apartments, Townhomes and Marina Estates. I would compare the actual room category and inclusions once booking terms are published, rather than assume every named format is counted consistently across older releases.
Enclave, unveiled in July 2025, is the resort’s hotel-within-a-hotel: a private entrance, no more than 15 suites per floor, a dedicated private pool and beach, and its own restaurant, positioned as the top tier of the property’s accommodation.
The Casino: Licence, Size & the UAE’s Gaming Age
On 4 October 2024, the GCGRA issued the project’s operating entity a Commercial Gaming Facility Operator licence — the UAE’s first, and still its only, land-based gaming licence. The gaming floor is described in Wynn’s investor materials as roughly 225,000 sq ft, which Wynn Resorts has previously said will make it somewhat larger than the casino at Wynn Las Vegas. - Delilah — the celebrity-favourite, no-cameras, supper-club-meets-live-music venue from Wynn Las Vegas, styled as a 1950s Beirut-inspired dining room with a bar and lounge above it.
- An Alain Ducasse steakhouse (name TBC) — a two-floor, roughly 1,820 sq m French-American steakhouse from the Michelin-starred chef, with tableside flambé and premium beef as the centrepiece.
Since then, a Lebanese signature restaurant has also been named, and in February 2026 Wynn announced a global culinary partnership tied to Netflix’s Chef’s Table. The resort’s F&B leadership team was named on 10 February 2026, with more than 3,500 food-and-beverage roles still to be filled ahead of opening.
Entertainment: Punchdrunk’s MENA Debut & Sea of Dreams
The headline entertainment announcement came on 29 June 2026: Wynn Al Marjan Island confirmed a partnership with Punchdrunk, the British company behind the landmark immersive show Sleep No More, for an original production conceived by founder Felix Barrett with Wynn CEO Craig Billings — Punchdrunk’s first production anywhere in the Middle East. Guests will be able to choose between a traditional seated performance upstairs or a roaming, immersive route through backstage worlds downstairs.
The resort will also stage Sea of Dreams, the Ras Al Khaimah version of Wynn Las Vegas’ multimedia water show Lake of Dreams, described as roughly six times larger than its Las Vegas counterpart and set against the open beachfront.
Beach, Pools, Spa & Marina
Wynn’s August 2026 shoreline announcement describes a 550-metre beach with Resort, Adult and Enclave beach environments, updating the older 420-metre figure. Its 5 October marina announcement adds a planned 98-berth marina. These are announced future facilities. Events, Weddings & Meetings: Coral Court
Coral Court is the resort’s dedicated events venue, anchored by a column-free Grand Ballroom spanning 2,633 sq m. It also includes dedicated bride and groom salons, private prayer rooms for men and women, six versatile meeting rooms, and a 1,390 sq m event lawn overlooking the Arabian Gulf — positioning the resort as a serious contender for UAE weddings, conferences and large-scale events once it opens.
Getting There: The Wynn Bridge
The project’s bridge announcements describe future road access, not a guaranteed journey time today. Wynn places the resort less than 50 miles from Dubai International Airport; that is not the same starting point as central Dubai. I would use my actual departure address and a current route estimate when booking. Neither a construction forecast nor an airport-distance figure establishes a fixed 45-minute journey.
Jobs, Staff Housing & the Sister Resort
Wynn is hiring at scale: roughly 2,750 new hires are planned for 2026 alone, taking headcount from 251 at the end of 2025 to around 3,000 by 31 December 2026. To house that workforce, Oasis — a 26-acre staff community for up to 7,000 employees — is scheduled to open in summer 2026.
A second Wynn–Marjan joint venture, Janu Al Marjan Island, was announced on 10 November 2025 and sits directly across from the Wynn resort. It will be managed by Aman Group under its Janu brand, with 132 rooms, a wellness centre, branded residences and its own private beach, targeted for a late-2028 opening.
